How the pages and the Journal on Penrose Bay are written, where the facts come from, and what to do if you find a mistake.

Who publishes Penrose Bay

Penrose Bay is operated by Advertia LLC. We are not an estate agency and we do not sell property. We help people looking for a home on the Costa del Sol and the Costa Blanca, and we introduce them to local experts.

Pages and articles are published under the house name Penrose Bay Editorial. No individual author is named because there is none: the name stands for the site, not for a person. We do not use invented authors or personas.

How the Journal is written

Journal articles are drafted by an AI language model working from public sources. One article is generated automatically each day and published without a person reading it first. A person can edit or remove an article afterwards.

After an English article is written, the same model translates it into Spanish, German, Dutch, Swedish, Norwegian, Danish and Polish. A translation is shown only while it matches the current English text, and no person reviews the translations.

There are four kinds of article, used in rotation:

  • Coastal life: the rhythm of a season, food, markets and customs, written from the lasting character of a place.
  • Destination guides: one town at a time on the Costa del Sol or the Costa Blanca, including what the town is not.
  • Market notes: written with a live web search, with figures attributed to their sources in the text.
  • Listing features: a home currently in the Resales Online feed, written from that listing's own data and photos.

How facts are checked

The model is given these rules for every article:

  • No invented people: no named clients, colleagues, testimonials or personal stories.
  • No first-hand experience we do not have. We hold no enquiry, client or viewing data to report, so an article may not claim to have seen what buyers say or do.
  • Every number, tax rate, date and legal statement must come from source material or from a web search made for that article, or be left out. Official bodies such as the Agencia Tributaria, the BOE, the land registry, the notaries, the Banco de España and the INE are preferred and named in the text.

What is checked by software

Only part of that is checked by code. A draft that claims first-hand observation, or breaks a house style rule, is sent back once for a rewrite and is not published if it fails again. The rest depends on the instructions, so a Journal article can still contain a mistake. No person checks every article before it goes live.

The buyer's guide

The buyer's guide covers taxes, paperwork and the buying process in Spain. Each guide shows the month it was last reviewed and ends with the official publishers its figures come from, linked to the source: the BOE (Spain's official gazette), the Agencia Tributaria, the regional governments of Andalusia and Valencia, the notaries and the land registry. Rates and rules change, so check the source before you act.

The guides are general information. Nothing on this site is legal, tax, financial or mortgage advice.

Listings and property data

We do not write or hold listings. Homes and new developments come from the Resales Online MLS feed and are shown as the listing agency published them, including the descriptions in the languages the feed provides. We only clean formatting, such as character encoding and stray symbols; we do not rewrite what the agency wrote. New-development summaries are compiled from that same feed.

Search results and development pages refresh about every hour. An individual listing page can be up to a day behind, so confirm price and availability with the agency.

What we do not claim

We do not claim that a person reviews each Journal article, and we do not claim professional credentials, awards or reviews. Penrose Bay Editorial is a house name, not a named expert.

Corrections

If you find a mistake, email hello@penrosebay.com with the page address and what is wrong. When we confirm an error we correct the page, and if an article cannot be fixed we remove it.
