New developments in Spain

New developments on the Costa del Sol and Costa Blanca

One page for each named new-build project. Open one to see the price from, the bedrooms and the completion date, then ask for the price list and floor plans and we will introduce you to the local expert who has them.

New build or resale?

A new build pays IVA and stamp duty instead of transfer tax, comes with a 10-year structural warranty and is paid in stages. A resale is ready now and can be negotiated. The guide sets the two side by side, honestly.

How do payments work on a new build in Spain?

A new build is paid in stages, not all at once. You reserve the home, sign the purchase contract and pay an agreed share of the price, make stage payments while it is built, and pay the balance when you complete in front of a notary. Each developer sets its own percentages, so the schedule is in the contract.

Every stage payment you make before completion must be guaranteed by a bank guarantee or an insurance policy (Ley 38/1999 as amended by Ley 20/2015), and the developer answers for the structure for 10 years. Ask to see the guarantee in writing before you pay a stage payment. Checked as of August 2026.

Good to know

What counts as a new development?

A home sold by the developer, usually before or during construction or just finished and never lived in. You buy from the developer's price list rather than from a previous owner.

How are payments made on a new build?

Usually a reservation, then a contract payment, then staged payments while it is built, with the balance when you complete in front of a notary. Each project sets its own schedule, and its page shows it when the developer has published one.

What comes on top of the price?

A new build pays 10% IVA (VAT) and stamp duty (AJD, 1.2% on the Costa del Sol and 1.4% on the Costa Blanca) instead of transfer tax, plus notary, registry and legal fees. Rates as of August 2026. The guide to costs and taxes has the figures.

Is there a warranty?

Yes. Spanish law gives a 10-year structural warranty, and the money you pay before completion must be guaranteed (Ley 38/1999 as amended by Ley 20/2015). Ask the developer for the guarantee in writing.

How do I buy a new build in Spain as a foreign buyer?

You need a Spanish tax number (NIE) and, in practice, a Spanish bank account. A lawyer who works for you checks the developer's licences and guarantees. You reserve, sign the purchase contract with its staged payments, and complete in front of a notary when the home is finished. The guide walks through each step.
