Two homes on one plot in Vélez-Málaga, for family life

By Published October 12, 20265 min read

Most family homes ask everyone to fit inside the same set of walls. This one does something rarer. It gives two households, or two generations, a house each, then adds a pool, a games room and covered terraces that everyone can share.

The townhouse sits in Vélez-Málaga, with 796 square metres built on a plot of 921. It dates from 2005, and its seven bedrooms are split between two separate homes on the same ground. That split is the whole idea, and it is what we think makes this house worth a slow look.

It is not a place for everyone. If you picture a compact coastal flat, this will feel like a lot. If you picture grandparents, parents and teenagers who want to be close but not on top of each other, it starts to make a great deal of sense.

The main house, upstairs and down

The larger of the two homes is arranged over two floors. Downstairs there is an open-plan living and dining area with a modern kitchen folded into the same space, plus a guest powder room. It is the kind of layout where whoever is cooking is still part of the conversation.

Upstairs are four bedrooms and two bathrooms, with the main bedroom ensuite. There is also a dedicated office and a separate play area for children. The agent describes the upper floor as arranged so the children's rooms and play space sit apart from the main suite and the office, which is a thoughtful thing in a house with young people in it. Parents get quiet, and children get somewhere to make noise.

A fireplace is listed among the features, and so are fitted wardrobes and a storage room. These are small, practical things, but in a family house they tend to matter more than a showpiece.

The second house, and the rest of the plot

The second residence is on a single level, with three bedrooms, a spacious kitchen with a breakfast nook, and a family bathroom. One floor and no stairs makes it a natural home for older relatives, for guests who stay a long while, or for anyone who simply prefers living on the flat.

Across the plot, the fact sheet lists the following:

  • A private pool
  • A games room
  • A barbecue
  • A private terrace and a covered terrace (51 square metres of terrace in all)
  • Private parking
  • Mountain and garden views

The barbecue and the covered terrace are the details we would linger on. In this part of Andalucía a great deal of family life happens outdoors, at a long table, well past the point where the plates have been cleared. A house that has the space for that table counts for more than most of what a brochure can list.

A commercial premise, and what it might become

The agent also mentions a substantial commercial premise on the property. The fact sheet does not say more than that, so we will not guess. It could suit someone who wants to work close to home, and it could be something else entirely.

That is exactly the sort of question worth putting to the local expert early on: what it is, how it can be used, and whether it fits the life you have in mind. The agent also suggests the second house could produce rental income. If that interests you, it deserves a proper conversation about what is and is not permitted before you build a plan around it.

Vélez-Málaga, the town around it

Vélez-Málaga is the market town of the Axarquía, the green and hilly corner of eastern Málaga province. It is a real working town rather than a resort. Its old quarter climbs towards the Alcazaba, the Moorish fortress above the rooftops, and its streets of whitewashed houses, churches and small squares reward an unhurried walk.

The coast is close, but it is not on your doorstep. The seaside quarter of Torre del Mar is a short drive away, with its long beach and promenade and its fish served the Andalusian way. That distance is part of the appeal. You live in a town with its own rhythm, its own shops and schools, and its own bars full of people who actually live there, and then go to the sea when you want it.

The listing places the house close to shops, town and schools, and near transport. For a family, that is the difference between a house you enjoy and a house you spend your days driving away from. Behind the town, the mountains of the Axarquía give the views a backdrop, and the surrounding countryside is known for its subtropical fruit, such as avocados and mangoes, which you will see piled high at the local markets.

What it asks, and what it offers

The asking price is 899,000 euros. For that, you are looking at two houses, a pool and a good deal of land, in a town rather than a resort. It is worth setting that beside what you would expect to pay for a single large villa on the more famous stretches of the coast, and weighing up what you value more: the address, or the space and the town around it.

A property this size also asks some honest things of you. Two homes and a large plot mean more to look after, whether that is the pool, the garden or the premise. It is worth walking through the practicalities with someone who knows the house before you fall for it.

But the idea at its heart is a generous one. A family that wants to live near one another, with their own doors and their own quiet, in a town that still feels like Spain, is not asking for much. It just needs the right plot to do it on.
