Necessary cookies

ashworthdrake_cookie_consent. This first-party cookie records that necessary storage is on, whether you allowed advertising, when you made that choice and the policy version shown to you. It is kept for one year. It lets us remember your settings without loading an advertising service.

NEXT_LOCALE. This first-party cookie remembers the language you select. It is set when you use the language switcher and is kept for up to one year.

ad_swiper. This first-party, HTTP-only cookie contains a random identifier for your property discovery session. It lets the site retrieve your passes, matches, enquiries and preferences, and helps link that history to your account if you sign in. The cookie does not itself contain your name, email address or property history. It is kept for up to 400 days.

ad_route. This first-party cookie remembers the lead-group and language hints from the campaign link that brought you to the site, for up to 90 days. It contains nothing else: no click identifier, no campaign values, no page URL. It lets an enquiry you send reach the local expert for the area the campaign named, whatever you decide about advertising.

Clerk session and security cookies. Clerk provides sign-in and account security. Its necessary cookies keep you signed in, protect authentication requests and remember the active session. Their duration depends on the session and security purpose.

Penny, our automated guide, keeps the current conversation in the page while the panel is open and sets one first-party cookie (pb_ask, a random id, one year) so we can cap how many questions one browser asks a day. It holds no personal data and nothing you write is stored.

Advertising cookies and tags

Nothing in this category writes advertising storage before you give advertising consent. Turning advertising off stops the Meta Pixel from loading and expires the first-party advertising cookies that the site controls.

ad_attr. This first-party attribution cookie is kept for up to 90 days. It can store the first and latest campaign visits, including landing URL, referrer, time, lead-group and language hints, UTM values and the Meta click identifier. We use it to connect a later enquiry with the campaign and landing page that brought you to the site. Without advertising consent, this cookie is not written and the site keeps only the lead-group and language hints described under ad_route.

Meta Pixel. With advertising consent, the Meta Pixel measures visits from Meta advertising and reports a Lead event when you send an enquiry, so we can see which advertising led to it. Meta may set _fbp and _fbc for up to 90 days and may receive the page URL, referrer, browser details, the Meta click identifier and the advertising event, which carries the name of the form you used and the enquiry's submission identifier but none of your contact details. Meta Platforms Ireland Limited, as the controller for the European region, and Meta Platforms, Inc. process this information under their own privacy terms. We do not load the pixel when advertising consent is off, and turning advertising off expires the Meta cookies that the site can remove.

Advertising measurement, not site analytics

We do not run Google Analytics or another general site analytics product. The Meta Pixel is used for advertising measurement and delivery only, and it requires advertising consent.

Changing your choice

Use the cookie settings link at the bottom of any page to reopen the settings panel. You can accept all, reject advertising or save a category choice. A new choice takes effect immediately.

You can also delete or block cookies in your browser. Blocking necessary cookies can stop the site remembering your language, account session, cookie settings or property discovery history.

Changes and contact

We update this policy when the technologies or purposes change. If a change requires a new consent choice, we ask again. The version and date at the top identify the policy that applies.
